1. Get your property ready. Make sure all essentials are in good working order, since any potential buyer has the right to get your property formally inspected. E.g. your property’s roof may be inspected and your property may be inspected for pests (e.g. termites). You might want to get your house formally inspected yourself, before the buyer does.

2. An electricity certificate has to be issued before transfer of property can take place. Make sure all electrical wiring, geysers, sockets, switches and the switchboard function correctly according to legal requirements.

3. Cosmetic changes may improve a potential buyer’s perception. Many buyers do not only buy on technical specification (e.g. the amount of rooms or bathrooms), but they buy on feeling and perception. They need to feel at home. Neat and properly placed furniture, a pleasant smell or maybe a coat of paint can do wonders to improve overall impression. Outside appearance also appeals. A neat garden might add to the overall feel and atmosphere of your property.

4. Get a real estate lawyer. This is highly recommended, especially if you are inexperienced in this field. They can help you to get through the entire transaction with more peace of mind, especially when complicated offers, contracts, mortgages, leases, etc. are at stake.

5. Make sure your property is priced correctly. You may want to order an appraisal. A mortgage lender may also order an appraisal to make sure they do not pay too much for the property. Try to be market-related in your price. If it is too high, buying interest might be lower than other properties in the same market segment.
